For a 100-room hotel, if each room has a carpet area of 25 square meters, the total carpet area for rooms would be 2,500 square meters. However, the super built area might be 4,000 square meters, including corridors, lobbies, restaurants, kitchens, back-of-house areas, and recreational facilities.

Super built area is particularly relevant for:

  • Project financing: Banks calculate loans based on super built area
  • Cost estimation: Total construction costs are derived from this measurement
  • Marketing purposes: Developers often quote super built area in sales materials
  • Maintenance planning: Overall facility management costs are calculated using this area

Relationships between different area types

Understanding the relationship between these areas helps in accurate hotel planning and cost estimation. Typically, carpet area is 60-70% of the super built area, while plinth area falls between carpet area and super built area.

For a typical business hotel in India:

Floor Area Ratio (FAR) and Floor Space Index (FSI)

Floor Area Ratio (FAR) or Floor Space Index (FSI) is the ratio of total floor area to the plot area. This crucial regulation determines how much you can build on your land. Most Indian cities have specific FAR limits for commercial buildings including hotels.

If you own a 2,000 square meter plot and the local FAR is 2.5, you can construct a maximum floor area of 5,000 square meters. This could be achieved through a 5-story building with 1,000 square meters per floor, or a 10-story building with 500 square meters per floor.

Let’s examine a mid-scale hotel project to understand these concepts practically. Consider a 4-star hotel on a 4,000 square meter plot in Pune, where the FAR is 2.0.

Given the FAR limitation, the maximum floor area would be 8,000 square meters. The hotel could be designed as:

  • Ground floor: 1,600 square meters (lobby, restaurant, conference rooms)
  • Five guest floors: 1,280 square meters each (total 6,400 square meters)
  • Total floor area: 8,000 square meters

With this configuration, each guest floor could accommodate 16 rooms of 35 square meters carpet area each. The super built area would be approximately 9,500 square meters, including common areas and amenities.

Smart area planning maximizes revenue potential. If your hotel has 70% carpet area efficiency (carpet area รท super built area), you’re utilizing space well. Lower efficiency means higher construction costs per usable square meter.

For a 150-room hotel with average room size of 30 square meters carpet area, you need 4,500 square meters of carpet area for rooms alone. Adding common areas, the super built area might reach 7,500 square meters, resulting in construction costs of โ‚น2.25 crores at โ‚น3,000 per square meter.
